Sales have continued to increase which has resulted in the overall available inventory to decline and naturally increase prices in some market categories,” said Kathy Zorn, Broker/Owner of Florida Home Realty.<br /> <br /> Brenda Fioretti, NABOR Media Relations Chairman and Managing Broker of Prudential Florida Realty agrees, “As the winter sales season begins in the Naples area, we currently have 1,564 fewer homes on the market than we did at the same time in 2010. The loss of listings includes 1,000 properties in the $300,000 and under price bracket. This is the lowest level of available homes and condos we have seen at the start of a new year since 2007!”<br /> <br /> The available inventory declined 17 percent in 2011 with 7,581 available properties compared to 9,145 available properties in 2010. In the under $300,000 market category, the available inventory declined 21 percent to 3,771 properties in 2011 compared to 4,763 properties in 2010.<br /> <br /> “Overall pending sales and closed sales increased year over year as our inventory continued to decline in 2011. Pending sales increased 8 percent and closed sales increased 5 percent,” said John Steinwand, President of Naples Realty Services.<br /> <br /> Every market category showed sale increases in both pending and closed sales with the largest increase in the $1 million and above categories.<br /> <br /> “Closed sales in the $2 million and above luxury market increased 12 percent with 223 sales in 2011 compared to 199 sales in 2010,” said Bill Poteet, 2012 NABOR President and President of Poteet Properties. “The traditional market has become a large percentage of our total market share (66 percent) as the number of short sale and foreclosure sales diminishes.”<br /> <br /> The 2011 report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. An overall summary combines the statistics for both single family and condominium properties. The luxury market has come alive,” said Phil Wood, President of John R. Wood REALTORS®. Pending sales in the $1 million to $2 million price category increased from 26 contracts in November 2010 to 37 contracts in November 2011.<br /> <br /> According to Cindy Carroll, Vice-President of Carroll & Carroll Inc., an independent fee appraisal firm in Collier County with over 24 years experience, “We are seeing a subtle upward trend in home values in many market sectors as supply continues to decrease and demand remains strong.”<br /> <br /> Dr. Shelton Weeks, Lucas Professor of Real Estate and Director of the Lucas Institute for Real Estate Development & Finance at Florida Gulf Coast University agrees, “Buyers in the luxury market that may have been on the fence are seeing inventory decreasing. They may be looking at their opportunity costs in the capital markets and consider real estate a more suitable place to invest their money.” <br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Single-family pending sales increased 7 percent with 5,178 contracts for the 12 months ending November 2011 compared to 4,856 contracts for the same 12 months last year. Single-family pending sales in the $500,000 to $1 million category increased 14 percent for the 12 months ending November 2011 with 541 contracts compared to 476 contracts for the 12 months ending November 2010.<br /> <br /> • Overall condo pending sales increased 3 percent with 399 contracts in November 2011 compared to 387 contracts in November 2010. <br /> <br /> • The available inventory decreased 18 percent to 7,625 available properties in November 2011 compared to 9,352 available properties in November 2010.<br /> <br /> “As sales increase the available inventory in every category is decreasing. The October 2011 median closed price for properties over $300,000 is $605,000 compared to $513,000 in October 2010.<br /> <br /> Closed sales in the $2 million and over category for the 12 months ending October 2011, is driving the median closed price up as sales increased 10 percent with 223 sales compared to 203 sales for the 12 months ending October 2010.<br /> <br /> "The condo market shows a robust increase in pending sales in the $1 million to $2 million market and in Naples Beach and North Naples specifically. The available inventory decreased in both of those areas compared to last year, which should drive prices up," said Kathy Zorn, Broker/Owner of Florida Home Realty.<br /> <br /> For the 12 months ending October 2011, pending sales in the $1 million to $2 million price category increased 26 percent with 173 contracts compared to 137 contracts for the 12 months ending October<br /> <br /> 2010. The available inventory in the Naples Beach area decreased 16 percent and the inventory in North Naples decreased 24 percent in October 2011 compared to October 2010.<br /> <br /> According to Dr. Lawrence Yun, National Association of Realtors Chief Economist, "The South Florida region should see a 10% increase in prices over the next 12 months because the market is overcorrected and homes are selling for less than the cost to build new."<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The sales activity is shifting from the low end market to higher priced properties,” said Coco Waldenmayer, Managing Broker of Engel & Voelkers. In the third quarter of 2011 there are currently only 592 available single-family properties in the $500,000 to $1 million price category.<br /> <br /> For the 12 months ending September 2011, all Naples geographic areas showed an increase in pending sales compared to the same 12 months in 2010. Properties in the Naples Beach area remain in the highest demand with 1,776 contracts for the 12 months ending September 2011 compared to 1,471 contracts for the 12 months ending September 2010.<br /> <br /> “Overall pending sales in the Naples Beach area increased 21 percent for the 12 months ending September 2011, as consumers take advantage of the good values,” said Bill Poteet, President of Poteet Properties.<br /> <br /> “Prices in the Naples Beach area may be under pressure, however, sales activity continues to remain strong,” said Steve Barker, Supporting Broker with Amerivest Realty. The Naples Beach area consists of zip codes 34102, 34103 and 34108.<br /> <br /> The third quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • For the 12 months ending September 2011 overall pending sales increased 11 percent with 10,036 contracts compared to 9,026 contracts for the 12 months ending September 2010.<br /> <br /> • Condo sales increased 7 percent with 807 sales in the third quarter of 2011 compared to 752 sales in the third quarter of 2010.<br /> <br /> • The available inventory decreased 20 percent to 7,069 available properties in the third quarter of 2011 down from 8,800 available properties in the third quarter of 2010.<br /> <br /> “Traditional sales represent 60 percent of the sales activity in the Naples area. Wood REALTORS®.<br /> <br /> For the 12 months ending August 2011, the overall median closed price for properties over $300,000 increased two percent to $550,000 up from $540,000 for the 12 months ending August 2010.<br /> <br /> “Single-family homes showed positive gains in the median closed price for the 12 months ending August 2011, with a four percent increase compared to the same 12 months in 2010,” said Bill Poteet, President of Poteet Properties.<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The median closed price for properties over $300,000 increased two percent to $550,000 for the 12 months ending July 2011 compared to $540,000 for the 12 months ending July 2010.<br /> <br /> “The fact that we are not seeing volatility in the residential real estate market is positive. Home prices and sales are level but seem to be trending upward, inventory is declining, the average days on the market are declining, all indicators of the stabilization process,” said Tom Bringardner, President/CEO of Premier Commercial, Inc.<br /> <br /> “The decrease in the percentage of non-traditional sales, foreclosures and short sales, is contributing to the stabilization and is good news for the real estate industry,” said John Steinwand, President of Naples Realty Services.<br /> <br /> In July 2011 the Naples area saw 87 foreclosed sales compared to 250 in July 2009.<br /> <br /> According to Kathy Zorn, Broker/Owner of Florida Home Realty, “There were more closed sales recorded in the first seven months of 2011 (8,110) than there are available in our current inventory (7,010) which sends an encouraging message to consumers that our market is stabilizing.”<br /> <br /> The July report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. Overall pending sales increased three percent in the second quarter of 2011 with 2,879 contracts compared to 2,807 contracts in the second quarter of 2010. The Naples Beach geographic area saw the most activity, where pending sales increased 23 percent with the posting of 537 contracts in the second quarter of 2011 compared to 435 contracts in the second quarter of 2010.<br /> <br /> “The largest increase in pending sales for the second quarter of 2011 is in the Naples Beach area. This area continues to improve and as the volume of inventory declines it’s creating urgency for the serious buyer to purchase now, before the best properties disappear,” said Steve Barker, Supporting Broker with Amerivest Realty.<br /> <br /> According to Phil Wood, President of John R. Wood REALTORS®, “Tear down sales should begin increasing because of the new construction shortage and the volume of sales activity in the Naples Beach area.”<br /> <br /> Available properties declined to 7,208 at the end of the second quarter of 2011, an 18.5 percent drop from the 8,845 available at the end of the second quarter of 2010.<br /> <br /> “The reduction in inventory and available properties that we are seeing in the resale market will encourage Builders to step up their new production to meet this demand,” said Kathy Zorn, Broker/Owner of Florida Home Realty.<br /> <br /> The second quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The overall median closed price for single-family homes increased 15 percent to $242,000 in May 2011 compared to $210,000 in May 2010.<br /> <br /> “With its strong market and rising prices, Naples is the exception to the two-thirds of the country experiencing real estate challenges, just as predicted by Dr. Lawrence Yun, Chief Economist of the National Association of REALTORS®,” said Phil Wood, President of John R. The Naples Beach area contributed significantly to the increase with a 43 percent rise in that area of condo pending sales from April 2010 to April 2011,” stated Kathy Zorn, Broker/Owner of Florida Home Realty. There were 156 contracts in the Naples Beach area in April 2011 compared to 109 contracts in April 2010.<br /> <br /> Naples Beach was recently recognized by national media as one of the top five most relaxing beaches in the world. It was the only beach in Florida listed on the “Most Relaxing Beaches” list.<br /> <br /> “Overall pending and closed sales in the $2 million and above price range are increasing. Astute buyers recognize that this is a good time to buy in the luxury market,” said Steve Barker, REALTOR® with Amerivest Realty. Pending sales in the $2 million and above price range increased 9 percent and closed sales increased 35 percent from April 2010 to April 2011.<br /> <br /> “Traditional sales, those that are not short sales or foreclosures, continue to climb. Wood REALTORS®. <br /> <br /> “Over the past three years, the months of inventory in the Naples area has continued to decline. In March of 2008 we had just under 38 months of inventory on the market for sale, and today we are hovering in a much healthier range of 12 months of inventory,” said Tom Bringardner, President/CEO of Premier Commercial, Inc.<br /> <br /> The median closed price for properties over $300,000 increased to $575,000 in the first quarter of 2010 up from $525,000 in the first quarter of 2010.<br /> <br /> “For properties over $300,000, the median closed price jumped 10 percent from quarter to quarter and 5 percent for the 12 months ending March 2011. According to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island), lower inventory is driving price increases and key indicators show the market firming up.<br /> <br /> “February marks the eighth consecutive month that the overall single family home median closed price increased, with the $300,000 and under market leading the way,” said Phil Wood, President of John R. Wood REALTORS®. The median closed price of single-family homes increased 10 percent to $205,000 for the 12 months ending February 2011 up from $186,000 for the 12 months ending February 2010.<br /> <br /> The overall inventory in the Naples area decreased five percent in February 2011 to 9,213 available properties compared to 9,682 in February 2010. “As the available inventory declines, buyers are left with fewer selections so they are now competing for choice properties. This results in the median closed price increasing,” said Steve Barker, REALTOR with Amerivest Realty.<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales increased 9 percent with 1,223 contracts in February 2011 compared to 1,122 contracts in February 2010.<br /> <br /> • For the 12 months ending February 2011 overall closed sales in the $1 million to $2 million price category increased 29 percent with 338 sales compared to 262 sales for the 12 months ending in February 2010. <br /> <br /> • Condo closed sales increased 10 percent with 3,885 sales for the 12 months ending February 2011 compared to 3,535 sales for the 12 months ending February 2010.<br /> <br /> “The median closed price for condos declined, which resulted in a 17 percent increase in pending sales. We expect the single-family home trend of increased median closed prices to follow for condos, as condo pending and closed sales continue to rise and inventory declines,” said John Steinwand, President of Naples Realty Services. Wood REALTORS®, “The strong number of pending sales in January is due to the renewed level of confidence in the economy, which did not exist last year. Property showings are up significantly in February, as potential buyers are ready to get off the fence and make a purchase.”<br /> <br /> Dr. Shelton Weeks, Lucas Professor of Real Estate and Director of the Lucas Institute for Real Estate Development & Finance at Florida Gulf Coast University agrees, “It looks like you are experiencing the wealth effect. Buyers are looking at their portfolios and feel wealthier than last year. They feel more confident which increases the probability that they will buy a home right now.”<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales for properties in the $1 million to $2 million price category increased 63 percent with 52 contracts in January 2011 compared to 32 contracts in January 2010.<br /> <br /> • Single-family pending sales increased 40 percent with 536 contracts in January 2011 compared to 383 contracts in January 2010.<br /> <br /> • Condo pending sales increased 32 percent in January 2011 with 565 contracts compared to 427 contracts in January 2010.<br /> <br /> • Excluding the $300,000 and under segment, the overall median price for the market increased 3 percent from $527,000 in January 2010 to $541,000 in January 2011. The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold.<br /> <br /> “The average days a property was on the market decreased 15 percent in January 2011 to 160 days on the market compared to 188 days on the market in January 2010. The news of the oil spill in the Gulf, the bank freeze on foreclosed homes and the end of the homebuyer tax credit left many sitting on the fence due to uncertainty. In the face of those challenges, the market showed great resilience,” said Mike Hughes, Vice-President of Downing-Frye Realty.<br /> <br /> Overall closed sales increased 10 percent to 7,840 sales in 2010 compared to 7,126 sales in 2009. “Closed sales in 2010 showed double-digit increases over the 2009 figures in every price category above $300,000,” said Jo Carter, President of Jo Carter & Associates.<br /> <br /> According to NABOR President and Managing Broker of Prudential Florida Realty, Brenda Fioretti, “The most improved segment of our market is the $1 million and above price category. Pending sales continue their strong trend. Overall pending sales for the 12 months ending November 2010 increased 7 percent. The median closed price for the 12 months ending November 2010 increased 3 percent for properties over $300,000. The median closed price in this price segment increased to $540,000 up from $525,000.<br /> <br /> “Overall condo sales for the 12 months ending November 2010 continue to be strong. Wood REALTORS®. “The pending sales activity that was missing during the summer is back.”<br /> <br /> "The overall pending sales trend when compared year over year shows the market is moving back up,” said John Steinwand, President of Naples Realty Services. Overall pending sales for the 12 months ending October 2010 increased 11 percent when compared to the 12 months ending October 2009. Wood REALTORS®. The available inventory decreased four percent to 8,800 properties in the third quarter of 2010 compared to 9,209 properties in the third quarter of 2009.<br /> <br /> According to Steve Barker, Managing Broker of Amerivest Realty, “The fact that pending sales decreased in the third quarter but increased 20 percent for the 12 months ending September 2010 indicates that buyers may have brought forward their purchases to get the homebuyer tax credit. This resulted in the number of pending sales decreasing for the quarter.”<br /> <br /> “While overall pending sales decreased slightly this quarter, this is only the second time in five years that we have seen over 2,000 contracts go pending in the third quarter,” stated Mike Hughes, NABOR Media Relations Director, and Vice-President of Downing-Frye Realty.<br /> <br /> The third quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales saw a 2 percent decrease, with 2,090 contracts in the third quarter of 2010 compared to 2,129 contracts in the third quarter of 2009. Overall pending sales for the 12 months ending September 2010 increased 20 percent with 9,419 sales compared to 7,881 sales for the 12 months ending September 2009.<br /> <br /> • Single-family overall closed sales decreased 13 percent with 891 sales in the third quarter of 2010 compared to 1,030 sales in the third quarter of 2009. Single-family overall closed sales for the 12 months ending September increased 19 percent with 4,137 sales in the third quarter of 2010 compared to 3,483 sales in the third quarter of 2009.<br /> <br /> • Condo sales showed no change in pending sales in the third quarter of 2010. Wood REALTORS®. Pending sales for properties under $300,000 increased 11 percent with 548 contracts in August 2010 compared to 494 in August 2009.<br /> <br /> “Despite the fact that the first time homebuyer tax credit ended, pending sales in the $300,000 and under price range remain strong,” stated Steve Barker, Managing Broker of Amerivest Realty. Pending sales for properties under $300,000 increased 19 percent in a comparison of the 12 months ending August 2010 and the 12 months ending August 2009.<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales for the 12 months ending August 2010 increased 22 percent with 9,607 contracts compared to 7,881 contracts for the 12 months ending August 2009.<br /> <br /> • Overall closed sales for the 12 months ending August 2010 increased 30 percent with 8,094 sales compared to 6,232 sales for the 12 months ending August 2009.<br /> <br /> • Single-family pending sales increased 14 percent with 436 contracts in August 2010 compared to 383 contracts in August 2009.<br /> <br /> • The available inventory declined 4 percent to 8,745 in August 2010 compared to 9,140 in August 2009.<br /> <br /> The overall median closed price decreased 6 percent to $160,000 in August 2010 from $170,000 in August 2009. “While the overall median closed price dropped 6 percentage points, it actually increased for closings in the price ranges between $300,000 and 2 million. This is good news for many sellers, in spite of the fact that properties selling at $300,000 and under continue to lead the market in sheer number of closings,” said John Steinwand, President of Naples Realty Services.<br /> <br /> Condo closed sales declined 2 percent with 244 sales in August 2010 compared to 248 sales in August 2009. "Despite the concerns that we had last month regarding the extent of the oil spill, sales on the beach remained strong," said Tom Bringardner, President of Premier Properties. <br /> <br /> “The median closed price for single-family homes in the Naples Beach area increased 123 percent,” stated Kathy Zorn, Broker/Owner of Florida Home Realty of Collier County. The Naples Beach median closed price for single-family homes increased to $1,117,000 in July 2010 up from $500,000 in July 2009.<br /> <br /> The available inventory declined 7 percent to 8,731 in July 2010 compared to 9,359 in the same month last year.<br /> <br /> “The fact that the month’s supply continues to go down and the median price is slowly increasing, indicates the Collier Real Estate market is continuing to recover,” said Michael J. Timmerman, Senior Associate, Fishkind & Associates, Inc.<br /> <br /> The overall median closed price for properties over $300,000 increased in July 2010 compared to the same month last year. According to Mike Hughes, NABOR Media Relations Director, and Vice-President of Downing-Frye Realty, “The median closed price for properties over $300,000 is up significantly. It increased 21 percent to $592,000 up from $489,000 a year ago.”<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales in the $1 million to $2 million category increased 82 percent with 31 contracts in July 2010 compared to 17 contracts in July 2009. For the 12 months ending July 2010, overall pending sales increased 28 percent with 9,785 contracts compared to 7,655 contracts for the 12 months ending July 2009.<br /> <br /> • For the 12 months ending July 2010, pending sales increased 15 percent with 5,096 contracts compared to 4,443 contracts for the 12 months ending July 2009.<br /> <br /> • Condo pending sales saw a 6 percent increase with 328 contracts in July 2010 compared to 309 contracts in July 2009.<br /> <br /> • The overall median closed priced increased 17 percent to $201,000 in July 2010 up from $172,000 in July 2009.<br /> <br /> The average days a property was on the market in July 2010 decreased in the 1 million and above price categories compared to July 2009. “We saw a 24 percent decrease in the days a property was on the market in the 1 million to 2 million category, and a 25 percent decrease in the 2 million and above category. It is now at a 3-year low according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).<br /> <br /> The available inventory decreased 9 percent in the second quarter of 2010 to 8,845 properties, compared to 9,681 properties in the second quarter of 2009. <br /> <br /> “The 2 million plus price range saw a 24 percent decrease in inventory, the largest decline when compared to all other price ranges,” stated Brenda Fioretti, NABOR President, and Managing Broker of Prudential Florida Realty.<br /> <br /> Inventory in the Naples area has now reached equilibrium between supply and demand with 11.3 months of inventory. According to Cindy Carroll, Vice-President of Carroll & Carroll an independent fee appraisal firm in Collier County with over 24 years experience, “I find a neighborhood has achieved equilibrium of supply and demand when the number of current listings equals the number of sales in the prior 12 months.”<br /> <br /> The one million and above price range showed the greatest increase in pending and closed sales. In the second quarter of 2010, pending sales increased 38 percent and closed sales increased 48 percent compared to the same quarter last year. “We are continuing to see strong activity in these price ranges in July and expect a reasonable level of sales throughout the summer,” stated Phil Wood, President of John R. Wood REALTORS®. <br /> <br /> The second quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales saw an 8 percent increase, with 2,807 contracts in the second quarter of 2010 compared to 2,600 contracts in the second quarter of 2009. <br /> <br /> • Overall home sales for the 12 months ending June 2010 increased 42 percent with 8,173 sales compared to 5,744 sales for the 12 months ending June 2009. <br /> <br /> • Single-family sales increased 8 percent with 1,215 sales in the second quarter of 2010 compared to 1,127 sales in the second quarter of 2009. Single-family pending sales in the $1 million to $2 million price range increased 61 percent with 92 contracts in the second quarter of 2010 compared to 57 contracts in the second quarter of 2009.<br /> <br /> • Condo sales increased 31 percent with 1,270 sales in the second quarter of 2010 compared to 968 sales in the second quarter of 2009.<br /> <br /> The overall median closed price increased 14 percent to $200,000 in the second quarter of 2010 up from $175,000 in the second quarter of 2009. “The price range that showed the largest increase in median closed price was the under $300,000 category with a 10 percent increase to $140,000 in the second quarter of 2010 compared to $127,000 in the same quarter last year,” stated Mike Hughes, NABOR Media Relations Director, and Vice-President of Downing-Frye Realty.<br /> <br /> The June report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The increase ranged from 33 percent in East Naples to 56 percent in South Naples. “Sales are increasing in not only all geographic locations but in all price ranges as well. This is a good sign,” said Tom Bringardner, President of Premier Properties.<br /> <br /> “The median closed price has continued to level out since September 2009,” stated Michele Harrison, REALTOR with John R. Wood REALTORS. This is the second consecutive month that the median closed price has increased. For properties over $300,000, the median price increased 3 percent from $534,000 in April 2009 to $550,000 in April 2010.<br /> <br /> “Supply and demand is driving the price up from the low end of the market,” said Mike Hughes, Vice-President of Downing-Frye Realty.<br /> <br /> “Traditional sales outpaced distressed property sales two to one,” stated Brenda Fioretti, NABOR President, and Managing Broker of Prudential Florida Realty. “This is a good sign of stabilization.” Traditional sales made up 69 percent of the total number of closed sales in March 2010.<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. Properties under $300,000 saw a 25 percent increase in pending sales with 882 contracts in April 2010 compared to 706 contracts in April 2009.<br /> <br /> • Single-family pending sales saw a 27 percent increase with 691 contracts in April 2010 compared to 544 contracts in April 2009.<br /> <br /> • Condo sales saw a 69 percent increase with 507 sales in April 2010 compared to 300 sales in April 2009.<br /> <br /> • The available inventory decreased 13 percent to 9,239 in April 2010 compared to 10,574 in the same month last year.<br /> <br /> “Single-family pending sales in the 1 million to 2 million-price segment increased 200 percent in April,” stated Jo Carter, President of Jo Carter & Associates. The average days a property was on the market decreased 10 percent in this price segment in the first quarter of 2010.<br /> <br /> “Buyers are zeroing in on the price advantages in the market right now, and sales are making their way up to higher priced properties,” stated Phil Wood, President of John R. Wood REALTORS®.<br /> <br /> Condominiums are leading the market improvement as overall pending sales increased 75 percent in the first quarter of 2010 to 1,679 contracts compared to 957 contracts in the first quarter of 2009.<br /> <br /> According to John Steinwand, President of Naples Realty Services “The Naples area experienced a strong condo season, as all price ranges showed an increase in pending sales activity. This is due to several factors including the first time homebuyer tax credit and low interest rates.”<br /> <br /> “Condo sales in the $500,000 to $1 million price range had the largest percent increase when compared to all other price ranges. This price range increased 100 percent from the same quarter a year ago,” stated Kathy Zorn, Broker/Owner of Florida Home Realty of Collier County.<br /> <br /> Condo sales in the $500,000 to $1 million price range increased to 96 sales in the first quarter of 2010 compared to 48 sales in the first quarter of 2009.<br /> <br /> The first quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales saw a 55 percent increase, with 3,346 contracts in the first quarter of 2010 compared to 2,160 contracts in the first quarter of 2009.<br /> <br /> • Overall home sales under $300,000 increased 40 percent with 1,393 sales in the first quarter of 2010 compared to 992 sales in the first quarter of 2009.<br /> <br /> • Single-family pending sales increased 39 percent with 1,667 contracts in the first quarter of 2010 compared to 1,203 contracts in the first quarter of 2009.<br /> <br /> • The available inventory decreased 15 percent to 9,557 properties in the first quarter of 2010 compared to 11, 211 properties in the same quarter a year ago.<br /> <br /> Statistics for March 2010 also showed increases in overall pending sales. “Naples Beach showed the strongest pending sales increase when compared to all geographic areas,” stated Jo Carter President of Jo Carter & Associates. This significant gain is, in part, due to the strong sales in the above $300,000 price category.” For the 12 months ending February 2010, overall home sales increased 50 percent to 7,426 sales compared to 4,951 sales for the 12 months ending February 2009.<br /> <br /> “The overall increase in closed sales continues and has resulted in a reduction of inventory. Normally the inventory increases in season so this unusual reduction is important, it’s helping the market return to a balance state even quicker,” stated Steve Barker, Managing Broker of Amerivest Realty. Inventory decreased to 9,682 available properties in February 2010 compared to 11,427 available properties in February 2009.<br /> <br /> “Pending sales of condominiums are roaring back. The condo market is showing signs of a strong recovery, as pending sales increased 76 percent in February 2010 with 544 contracts compared to 309 contracts in February 2009,” stated John Steinwand, President of Naples Realty Services.<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales increased 62 percent with 1,122 contracts in February 2010 compared to 691 contracts in February 2009. Properties under $300,000 saw a 54 percent increase in pending sales with 774 contracts in February 2010 compared to 501 contracts in February 2009.<br /> <br /> • Single-family pending sales increased 51 percent with 578 contracts in February 2010 compared to 382 contracts in February 2009.<br /> <br /> • Overall condo sales increased 44 percent with 270 sales in February 2010 compared to 188 sales in February 2009.<br /> <br /> • The overall median closed price decreased only 3 percent to $179,000 in February 2010 compared to $185,000 in February 2009.<br /> <br /> • Excluding the $300,000 and under segment, comprising a majority of foreclosure related property sales, the overall median price for the market declined only 4 percent to $500,000 in February 2010 from $522,000 in February 2009. The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold.<br /> <br /> Pending sales in the higher end of the market showed a strong surge in February. The momentum we saw building in the last half of 2009 is continuing into 2010.” For the 12 months ending January 2010, overall pending sales increased 71 percent with 9,802 contracts compared to 5,744 contracts for the 12 months ending January 2009.<br /> <br /> “The number of pending sales in the $500,000 to 1 million price range increased 165 percent in January 2010 compared to the same month last year,” stated Jo Carter, President of Jo Carter & Associates. “This upper price category showed the largest percent increase in pending sales when compared to all other price ranges.”<br /> <br /> According to Joni Albert, Managing Broker of Coldwell Banker Residential, “The average days a property was on the market decreased 12 percent for single-family homes in the $300,000 to $500,000 price range. This decrease shows that sellers’ realistic price adjustments are contributing to the increased market activity.”<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales for properties under $300,000 increased 81 percent with 718 contracts in January 2010 compared to 396 contracts in January 2009.<br /> <br /> • Single-family pending sales increased 61 percent with 511 contracts in January 2010 compared to 317 contracts in January 2009.<br /> <br /> • Overall condo sales increased 91 percent with 288 sales in January 2010 compared to 151 sales in January 2009.<br /> <br /> • The overall median closed price showed no price change in January 2010 and remained at $180,000 compared to January 2009.<br /> <br /> • Excluding the $300,000 and under segment, comprising a majority of foreclosure related property sales, the overall median price for the market declined only 4 percent from $552,000 in January 2009 to $530,000 in January 2010. The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold.<br /> <br /> “The median closed price for properties under $300,000 increased 4 percent in January 2010 compared to January 2009. This is the first time in over two years that we have seen this category have a positive gain in the median closed price,” stated Bill Poteet, President of Poteet Properties.<br /> <br /> “The overall available inventory in every price range continues to decline. Overall pending sales in 2009 increased 71 percent with 9,513 contracts, compared to 5,567 contracts in 2008. Overall closed sales significantly increased with 7,056 sales in 2009, compared to 4,756 sales in 2008.<br /> <br /> Inventory continues its steady decline as the housing market improves. According to Mike Hughes, NABOR Media Relations Director, and Vice-President of Downing-Frye Realty, “All price ranges showed a decrease in inventory. The decrease varied from nine percent in the below $300,000 range up to 25 percent in the $300,000 to $500,000 range.”<br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall condo pending sales increased 69 percent with 4,243 contracts in 2009, compared to 2,505 contracts in 2008.<br /> <br /> • The days a property was on the market in 2009 decreased 11 percent to 160 days on the market, compared to 179 days in 2008.<br /> <br /> • The overall median closed price decreased 35 percent to $178,000 in 2009 from $274,000 in 2008.<br /> <br /> Excluding the $300,000 and under segment, comprising a majority of foreclosure related property sales, the overall median price for the market declined only 7 percent from $565,000 in 2008 to $525,000 in 2009. The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold.<br /> <br /> The fourth quarter of 2009 showed overall pending sales increasing 92 percent with 2,455 contracts, compared to 1,276 contracts in the same quarter of 2008.<br /> <br /> “We are seeing sales steadily move to higher priced ranges,” stated Jo Carter, President of Jo Carter & Associates. Wood REALTORS®, the report includes many positive indicators of a traditional market recovery, which begins in the lower priced end of the market and gradually works its way up to the higher priced ranges.<br /> <br /> “The Naples area is following a traditional market recovery as buyers are going up the price scale and purchasing higher priced property. This is a considerable change from what we have seen in the past two years,” Wood stated. <br /> <br /> Overall pending sales for properties in the $300,000 to $500,000 category increased 230 percent with 155 contracts in November 2009 compared to 47 contracts in November 2008.<br /> <br /> A pending sales increase in the $300,000 to $500,000 price segment was seen in both the single-family home market, which was up 200 percent, and the condo market, where pending sales increased 282 percent in November 2009 compared to November 2008.<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. Pending sales increased to 2,570 contracts in the third quarter of 2009 compared to 1,314 contracts in the third quarter of 2008. “In the third quarter of 2009, the Naples area is seeing an overall increase of pending sales in all geographic areas. Showings continue to remain strong, as buyers take advantage of the unique opportunities in today’s market,” acknowledged Mike Hughes, Vice-President of Downing-Frye Realty.<br /><br />The available inventory decreased 14 percent in the third quarter of 2009 to 9,209 compared to 10,658 in the third quarter of 2008. <br /><br />The third quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /><br />• Overall pending sales under $300,000 saw a 126 percent increase with 1,917 contracts in the third quarter of 2009 compared to 849 contracts in the third quarter of 2008. <br /><br />• Single-family homes sales increased 87 percent with 1,488 sales in the third quarter of 2009 compared to 795 sales in the third quarter of 2008.<br /><br />• The overall median closed price decreased 30 percent to $176,000 in the third quarter of 2009 from $250,000 in the third quarter of 2008.<br /> The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold. It should be noted that in any given period the median could vary greatly if there is an anomaly, a single sale that is significantly higher or lower than other properties in the area.<br /><br />In the September report, compiled by NABOR, overall condo pending and closed sales increased in all geographic areas.<br /> <br />“Condo sales continue a steady climb, as pending sales increased 159 percent with 350 contracts in September 2009 compared to 135 contracts in September 2008. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall closed sales saw a 38 percent increase with 545 sales in August 2009 compared to 395 sales in August 2008. <br /><br />Single-family pending sales increased 86 percent with 483 contracts in August 2009 compared to 260 contracts in August 2008.<br /><br />Single-family pending sales for properties less than $300,000 saw a 106 percent increase with 344 contracts in August 2009 compared to 167 contracts in August 2008.<br /><br />The available inventory decreased 13 percent to 9,163 in August 2009 compared to 10,532 in August 2008. <br /><br />According to Brenda Fioretti, Managing Broker of Prudential Florida Realty, ?The average days a property was on the market decreased 21 percent to 160 in August 2009, down from its peak of 202 days on the market in May 2008. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall, pending sales saw a 92 percent increase with 2,989 in the second quarter of 2009 compared to 1,558 in the second quarter of 2008. Properties under $300,000 saw a 179 percent increase, with 2,193 pending sales in the second quarter of 2009 compared to 785 in the second quarter of 2008. Single-family homes sales increased 48 percent with 1,093 in the second quarter of 2009 compared to 737 in the second quarter of 2008.<br /><br />Condo sales increased 26 percent with 942 in the second quarter of 2009 compared to 747 in the second quarter of 2008.<br /><br />Statistics for June 2009 also showed large increases in sales. “Overall pending sales in the 2 million and over category increased 85 percent from June 2008 compared to June 2009,” stated Jo Carter, President of Jo Cater & Associates. “This indicates that not only properties under $300,000 are selling, but significant increases in the higher end of home sales are also being seen.”<br /><br />According to Bill Coffey, Branch Manager of Coldwell Banker Residential Real Estate, “Pending sales for properties over $300,000 increased 37 percent over last year. The report, tracks home listings and sales within Collier County (excluding Marco Island).<br /><br />Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee, and Ave Maria, saw an increase of 101 percent with 1,029 units in May 2009 compared to 511 in May 2008.<br /><br />“Pending sales in all geographic areas increased at least 50 percent from May 2009 compared to May 2008,” stated Jo Carter, President of Jo Carter & Associates. “This is encouraging as all areas are seeing conditions improve, not just a select few.”<br /><br />“The market continues to trend upward, with an increase in sales and a reduction in inventory. Home sales increased 36 percent to 5,446 for the 12 months ending May 2009, compared to 4,005 for the 12 months ending May 2008,” stated John Steinwand, President of Naples Realty Services. <br /><br />The available inventory decreased 10 percent to 10,046 in May 2009 compared to 11,175 in May 2008.<br /><br />The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The average days on the market decreased 15 percent to 165 in April 2009 compared to 195 in April 2008.<br /><br />“The median sold price for properties over $300,000 saw a zero percent change, and remained at $535,000 in April 2009 compared to April 2008,” stated Jo Carter, President of Jo Carter & Associates.<br /> <br />According to Brenda Fioretti, Managing Broker of Prudential Florida Realty, “This is the seventh straight month of a stabilized median sold price for properties over $300,000.”<br /><br />The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case, prices at which homes were actually sold. It should be noted that in any given period the median could vary greatly if there is an anomaly, a single sale that is significantly higher or lower than other properties in the area.<br />The April report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee, and Ave Maria, increased 20 percent, with 582 in April 2009 compared to 486 in April 2008.<br /><br />Overall pending home sales for properties under $300,000 saw a 199 percent increase, with 792 pending in the April 2009 compared to 265 in April 2008.<br /><br />Single-family home sales increased 46 percent with 304 in April 2009 compared to 208 in April 2008; single-family pending home sales in the less than $300,000 category saw a 298 percent increase with 446 in April 2009 compared to 112 in April 2008.<br /><br />Condo sales saw a zero percent increase with 278 in April 2009 compared to 278 in April 2008; however, pending condo sales increased 66 percent with 468 in April 2009 compared to 282 in April 2008.<br /><br />Overall pending home sales increased 87 percent to 1088 in April 2009 compared to 583 in April 2008. “The sales increase marks the fifteenth consecutive month of gains in activity,” stated Kathy Zorn, Broker/Owner of Florida Home Realty of Collier County.<br /><br />To view the entire April report, go to www.Naplesarea.com<br /><br />The Naples Area Board of REALTORS® (NABOR) is an established organization (Chartered 1949) whose members have a positive and progressive impact on the Naples community. An upward swing in the local market has boosted consumer confidence, attracting buyers who had been cautious due to watching national trends.<br /><br />Over the last 12 months, overall sales continue to hold steady with a slight increase to 5,091.<br /><br />Kathy Zorn, Broker/Owner of Florida Home Realty of Collier County, acknowledges that, "The first quarter of 2009 shows a 30 percent increase in overall home sales for the last 12 months. Single-family home sales also saw a 52 percent increase. This is encouraging."<br /><br />Significant increases in the number of buyers actively looking at residential property are being reported by area REALTORS®, noting that realistic pricing adjustments have spurred buyers to get off the fence.<br /><br />The first quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall home sales for properties under $300,000 saw a 113 percent increase, with 964 sales in the first quarter of 2009 compared to 452 in the first quarter of 2008.<br /><br />Single-family homes sales under $300,000 increased 242 percent with 510 in the first quarter of 2009 compared to 149 in the first quarter of 2008.<br /><br />The overall median closed price decreased 36 percent to $237,000 for the 12 month ending March 2009 from $370,000 for the 12 month ending March 2008.The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold. It should be noted that in any given period the median could vary greatly if there is an anomaly, a single sale that is significantly higher or lower than other properties in the area.<br /><br />Statistics for March 2009 also showed large increases in sales. "Over the last 12 months, home sales increased 30 percent indicating that REALTORS® are closing properties, including short sales," stated Brenda Fioretti, Managing Broker of Prudential Florida Realty.<br /><br />The inventory in the under $300,000 single-family home market has a current 14 month supply, down from 45.6 months of inventory in March 2008. "There is a narrow window for qualified buyers looking for homes under $300,000," stated Mike Hughes, Vice-President of Downing-Frye Realty.<br /><br />Pending sales in the under $300,000 price range continues to lead the way in March 2009 increasing 194 percent with 808 compared to 275 in March 2008.<br /><br />The March report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. Pending sales increased 69 percent with 808 pending in February 2009 compared to 479 in February 2008.<br /><br />"This is the first time since 2005 that we are seeing multiple offers on numerous properties. This is shaping up to be the best season we have had in the past 4 years," stated Mike Hughes, Vice-President of Downing-Frye Realty.<br /><br />John Steinwand, President of Naples Realty Services, acknowledges that, "Inventory continues to decline due to the increase in sales. The available inventory decreased 7.6 percent to 11,427 in February 2009 compared to 12,377 in February 2008."<br /><br />In a pattern that is occurring throughout Southwest Florida, the Marco Island and Ft. Myers areas have followed this same trend, recently reporting a surge in sales and a decrease in inventory.<br /><br />The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall pending home sales for properties less than $300,000 saw a 178 percent increase, with 587 pending in February 2009 compared to 211 in February 2008.<br /><br />Single-family pending home sales increased 131 percent overall, with 450 in February 2009 compared to 195 in February 2008.<br /><br />Overall condo pending sales increased 26 percent, with 358 in February 2009 versus 284 in February 2008; and pending condo sales under $300,000 increased 77 percent with 266 in February 2009 compared to 150 in February 2008.<br /><br />"For the 12 months ending February 2009, pending sales for single-family homes under $300,000 increased 362 percent," stated Jo Carter, President of Jo Carter & Associates.<br /><br />"With current low interest rates and home prices buyers are motivated and the momentum is continuing," stated Bill Coffey, Branch Manager of Coldwell Banker Residential Real Estate.<br /></p>

The activity is encouraging," stated Brenda Fioretti, Managing Broker of Prudential Florida Realty<br /><br />The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 85 percent, with 706 pending in January 2009 compared to 382 in January 2008.<br /><br />Single-family pending home sales increased 141 percent overall, with 405 in January 2009 compared to 168 in January 2008.<br /><br />Overall condo pending sales increased 41 percent, with 301 in January 2009 versus 214 in January 2008; and pending condo sales under $300,000 increased 118 percent with 220 in January 2009 compared to 101 in January 2008.<br /><br />"The overall number of closed sales for the 12 months ending January 2009, increased 22 percent," stated Jo Carter, President of Jo Carter & Associates.<br /><br />John Steinwand, President of Naples Realty Services, acknowledges that, "The decrease in the inventory and the average days on the market is due to the increase in closed sales. Inventory is not building up exponentially." stated 2009 NABOR President-Elect, JP Antonmattei with Amerivest Realty.<br /><br />The average days a property was on the market decreased 23 percent to 156 in December 2008 compared to 203 days on the market in December 2007.<br /><br />John Steinwand, President of Naples Realty Services, acknowledges that "For the 12 months ending, December, 2008, overall sales have increased 33 percent. This increase leaves fewer properties to choose from, which is why we are seeing a drop in the average days on the market."<br /><br />The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 100 percent, with 519 pending in December 2008 compared to 259 in December 2007.<br /><br />Overall pending home sales for properties less than $300,000 saw a 304 percent increase with 384 pending in December 2008 compared to 95 in December 2007.<br /><br />Single-family pending home sales increased 158 percent overall, with 323 in December 2008 compared to 125 in December 2007.<br /><br />Overall condo pending sales increased 46 percent, with 196 in December 2008 versus 134 in December 2007; and pending condo sales under $300,000 increased 165 percent with 151 in December 2008 compared to 57 in December 2007.<br /><br />According to Mike Hughes, Vice-President of Downing-Frye Realty, "Season arrived early for single family homes under $300,000 as pending sales increased 513 percent. This shows that choice properties that are priced right are quickly disappearing."<br /><br />Brenda Fioretti, Managing Broker of Prudential Florida Realty agrees, "For the 12 months ending in December, 2008, sales in the price range under $300,000 increased 86 percent. The Average Days on the Market decreased 20 percent from 211 DOM in November 2007 to 169 in November 2008. Mike Hughes, Vice President of Downing-Frye Realty acknowledges that "The significant decrease in the average days on the market for properties under $300,000 indicates that choice properties are being sold at a swift pace, which is a key change." Jo Carter, President of Jo Carter & Associates agrees, "There are great opportunities in every geographic area. The median sold price in several areas has decreased to under $300,000." The median sales price decreased 25 percent over the last 12 months ending November, 2008, due to the flurry of activity in sales of the under $300,000 price category. "The decrease can be attributed to developer incentives, sellers realistically pricing properties, and foreclosures," stated Phil Wood, Managing Broker of John R. Wood REALTORS®. For the 12 months ending November, 2008, the median sold price for properties over $300,000 increased 1 percent to $565,000 compared to $558,000 for the 12 months ending November, 2007. "Year over year, in the over $300,000 price category, the median sold price has increased 1 percent. This indicates that this price segment has stabilized," stated Brett Brown, Managing Broker of Miromar Realty of Southwest Florida. The statistics are presented in chart format, along with the following analysis: Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 54 percent, with 473 in November 2008 compared to 308 in November 2007. Overall pending home sales for properties less than $300,000 saw a 198 percent increase with 340 in November 2008 compared to 114 in November 2007. Single-family pending home sales increased 87 percent overall, with 288 in November 2008 compared to 154 in November 2007; Pending sales of single-family properties of less than $300,000 were 208 in November 2008 compared to 45 in November 2007, a 362 percent increase. Overall condo pending sales increased 20 percent, with 185 in November 2008 versus 154 in November 2007; and pending condo sales under $300,000 increased 91 percent with 132 in November 2008 compared to 69 in November 2007. According to Brenda Fioretti, Managing Broker of Prudential Florida Realty, "The temporary reduction in interest rates combined with current home pricing could be a catalyst for an extremely busy season."
