The Naples Area Board of REALTORS® (NABOR) Media Relations Task Force was formed in 2006. The goal of this task force is to be the unified source of information related to the local Real Estate Industry. Volunteer members who serve on this task force are responsible for generating and distributing a monthly Naples Real Estate Market Press Release including data to over 70 local, state and national media sources. Previous month’s data is compiled after the 10th of each month and the release is distributed shortly thereafter. Calculations are based on property listings that exist within SunshineMLS. Only properties in Collier County, excluding Marco Island, are included. In addition, other releases are distributed noting local newsworthy real estate trends and market conditions. "Despite the concerns that we had last month regarding the extent of the oil spill, sales on the beach remained strong," said Tom Bringardner, President of Premier Properties. <br /> <br /> “The median closed price for single-family homes in the Naples Beach area increased 123 percent,” stated Kathy Zorn, Broker/Owner of Florida Home Realty of Collier County. The Naples Beach median closed price for single-family homes increased to $1,117,000 in July 2010 up from $500,000 in July 2009.<br /> <br /> The available inventory declined 7 percent to 8,731 in July 2010 compared to 9,359 in the same month last year.<br /> <br /> “The fact that the month’s supply continues to go down and the median price is slowly increasing, indicates the Collier Real Estate market is continuing to recover,” said Michael J. Timmerman, Senior Associate, Fishkind & Associates, Inc.<br /> <br /> The overall median closed price for properties over $300,000 increased in July 2010 compared to the same month last year. According to Mike Hughes, NABOR Media Relations Director, and Vice-President of Downing-Frye Realty, “The median closed price for properties over $300,000 is up significantly. It increased 21 percent to $592,000 up from $489,000 a year ago.”<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /> <br /> • Overall pending sales in the $1 million to $2 million category increased 82 percent with 31 contracts in July 2010 compared to 17 contracts in July 2009. For the 12 months ending July 2010, overall pending sales increased 28 percent with 9,785 contracts compared to 7,655 contracts for the 12 months ending July 2009.<br /> <br /> • For the 12 months ending July 2010, pending sales increased 15 percent with 5,096 contracts compared to 4,443 contracts for the 12 months ending July 2009.<br /> <br /> • Condo pending sales saw a 6 percent increase with 328 contracts in July 2010 compared to 309 contracts in July 2009.<br /> <br /> • The overall median closed priced increased 17 percent to $201,000 in July 2010 up from $172,000 in July 2009.<br /> <br /> The average days a property was on the market in July 2010 decreased in the 1 million and above price categories compared to July 2009. “We saw a 24 percent decrease in the days a property was on the market in the 1 million to 2 million category, and a 25 percent decrease in the 2 million and above category. It is now at a 3-year low according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).<br /> <br /> The available inventory decreased 9 percent in the second quarter of 2010 to 8,845 properties, compared to 9,681 properties in the second quarter of 2009. <br /> <br /> “The 2 million plus price range saw a 24 percent decrease in inventory, the largest decline when compared to all other price ranges,” stated Brenda Fioretti, NABOR President, and Managing Broker of Prudential Florida Realty.<br /> <br /> Inventory in the Naples area has now reached equilibrium between supply and demand with 11.3 months of inventory. According to Cindy Carroll, Vice-President of Carroll & Carroll an independent fee appraisal firm in Collier County with over 24 years experience, “I find a neighborhood has achieved equilibrium of supply and demand when the number of current listings equals the number of sales in the prior 12 months.”<br /> <br /> The one million and above price range showed the greatest increase in pending and closed sales. In the second quarter of 2010, pending sales increased 38 percent and closed sales increased 48 percent compared to the same quarter last year. “We are continuing to see strong activity in these price ranges in July and expect a reasonable level of sales throughout the summer,” stated Phil Wood, President of John R. Wood REALTORS®. <br /> <br /> The second quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The increase ranged from 33 percent in East Naples to 56 percent in South Naples. “Sales are increasing in not only all geographic locations but in all price ranges as well. This is a good sign,” said Tom Bringardner, President of Premier Properties.<br /> <br /> “The median closed price has continued to level out since September 2009,” stated Michele Harrison, REALTOR with John R. Wood REALTORS. This is the second consecutive month that the median closed price has increased. For properties over $300,000, the median price increased 3 percent from $534,000 in April 2009 to $550,000 in April 2010.<br /> <br /> “Supply and demand is driving the price up from the low end of the market,” said Mike Hughes, Vice-President of Downing-Frye Realty.<br /> <br /> “Traditional sales outpaced distressed property sales two to one,” stated Brenda Fioretti, NABOR President, and Managing Broker of Prudential Florida Realty. “This is a good sign of stabilization.” Traditional sales made up 69 percent of the total number of closed sales in March 2010.<br /> <br /> The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The average days a property was on the market decreased 10 percent in this price segment in the first quarter of 2010.<br /> <br /> “Buyers are zeroing in on the price advantages in the market right now, and sales are making their way up to higher priced properties,” stated Phil Wood, President of John R. Wood REALTORS®.<br /> <br /> Condominiums are leading the market improvement as overall pending sales increased 75 percent in the first quarter of 2010 to 1,679 contracts compared to 957 contracts in the first quarter of 2009.<br /> <br /> According to John Steinwand, President of Naples Realty Services “The Naples area experienced a strong condo season, as all price ranges showed an increase in pending sales activity. This is due to several factors including the first time homebuyer tax credit and low interest rates.”<br /> <br /> “Condo sales in the $500,000 to $1 million price range had the largest percent increase when compared to all other price ranges. This significant gain is, in part, due to the strong sales in the above $300,000 price category.” For the 12 months ending February 2010, overall home sales increased 50 percent to 7,426 sales compared to 4,951 sales for the 12 months ending February 2009.<br /> <br /> “The overall increase in closed sales continues and has resulted in a reduction of inventory. Normally the inventory increases in season so this unusual reduction is important, it’s helping the market return to a balance state even quicker,” stated Steve Barker, Managing Broker of Amerivest Realty. Inventory decreased to 9,682 available properties in February 2010 compared to 11,427 available properties in February 2009.<br /> <br /> “Pending sales of condominiums are roaring back. Wood REALTORS®, the report includes many positive indicators of a traditional market recovery, which begins in the lower priced end of the market and gradually works its way up to the higher priced ranges.<br /> <br /> “The Naples area is following a traditional market recovery as buyers are going up the price scale and purchasing higher priced property. Pending sales increased to 2,570 contracts in the third quarter of 2009 compared to 1,314 contracts in the third quarter of 2008. “In the third quarter of 2009, the Naples area is seeing an overall increase of pending sales in all geographic areas. This shows that choice properties that are priced right are quickly disappearing."<br /><br />Brenda Fioretti, Managing Broker of Prudential Florida Realty agrees, "For the 12 months ending in December, 2008, sales in the price range under $300,000 increased 86 percent. The median sold price in several areas has decreased to under $300,000."<br /><br />The median sales price decreased 25 percent over the last 12 months ending November, 2008, due to the flurry of activity in sales of the under $300,000 price category. "The decrease can be attributed to developer incentives, sellers realistically pricing properties, and foreclosures," stated Phil Wood, Managing Broker of John R. Wood REALTORS®.<br /><br />For the 12 months ending November, 2008, the median sold price for properties over $300,000 increased 1 percent to $565,000 compared to $558,000 for the 12 months ending November, 2007.<br /><br />"Year over year, in the over $300,000 price category, the median sold price has increased 1 percent. We are seeing this trend across the broad spectrum, not just in specific price points or geographic areas," said Arlene Carozza, NABOR president and Realtor. "Overall, pending sales activity is up 63 percent over last year, with some areas well over 150 percent."<br /><br />In the June report, compiled by NABOR, overall sales have increased nine percent and inventory has decreased by seven percent.<br /><br />"I've seen a marked increase in the number of showings and increased interest in homes," said Mike Hughes of Downing-Frye Realty. "Choice properties that are priced right are quickly disappearing."<br /><br />The report, which provides annual comparisons of single-family home and condo sales (via the Sunshine Multiple Listing Service), price ranges and geographic segmentation, also includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 60 percent, with 484 in June 2008 compared to 301 in June 2007.<br /><br />Overall market sales for June 2008 in the $0-$300K category are up 58 percent with median sold price down 15 percent, compared to June 2007. Overall inventory is down seven percent.<br /><br />For single-family homes priced up to $300,000, there are 172 pending sales, up 537 percent over June 2007, when there were 27 pending sales. In the same category, sales are up to 113, a 253 percent increase over the 32 sold in June 2007.<br /><br />Pricing for single-family homes from $1 - $2 million increased by nearly eight percent.<br /><br />Overall condominium pending sales for June 2008 increased 43 percent to 197, compared to 138 in June 2007. Comparing pending sales from June 2007 and June 2008, condominiums priced up to $300,000, there is a 59 percent increase, while condominiums priced from $500,000 to $1 million are up 38 percent. For condominiums priced from $1 - $2 million, pending sales are up 30 percent from June 2007. Overall condominium inventory is down 13 percent.<br /><br />"There is a new bubble of buyers on the horizon," said Mike Hughes of Downing-Frye Realty. "Most notably, the single-family home market is off-the-charts with an 85 percent increase in pending sales and an 18 percent increase in homes sold during May."<br /><br />Statistics compiled by NABOR show home prices stabilizing and inventory diminishing in Collier County, key factors in a market rebound. In addition, a dramatic increase in overall pending sales is a positive sign that the “buy now” message is being heard.<br /><br />"The numbers don't lie," stated Carozza. "The prices and inventory currently available will not be here next season and there will be many people regretting the decision to wait-and-see."<br /><br />The report, which provides annual comparisons of single-family home and condo sales (via the Sunshine Multiple Listing Service), price ranges and geographic segmentation, also includes an overall market summary. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 37 percent, with 578 in May 2008 compared to 421 in May 2007.<br /><br />Overall pending home sales for properties priced between $300,000 - $500,000 increased 97 percent year-to-date, and properties priced more than $2 million saw a 52 percent increase with 35 in May 2008 versus 23 the same month in 2007.<br /><br />Overall homes sales were 476 in May 2008 compared to 451 in May 2007, a six percent increase; overall homes sales of less than $300,000 increased 39 percent with 231 in May 2008 compared to 166 in the same month 2007.<br /><br />Single-family home sales increased 18 percent overall, with 233 in May 2008 compared to 197 in May 2007; single-family home sales in the less than $300,000 category saw a 110 percent increase with 84 in May 2008 compared to 40 in May 2007.<br /><br />Pending sales of single-family properties of less than $300,000 were 156 in May 2008 compared to 30 in April 2007, a 420 percent increase.<br /><br />Overall condo sales decreased four percent, with 243 sales in May 2008 versus 254 sales in May 2007; however, pending condo sales increased two percent with 244 in May 2008 compared to 240 in May 2007.<br /><br />Mike Hughes of Downing-Frye Realty is witnessing the post-season activity first-hand. "Showing numbers are still strong, which indicates that strong interest in the market is extending past the traditional buying season," noted Hughes. "People are going to buy real estate, it is just a matter of when."<br /><br />Tom Bringardner of Premier Properties sees a similar trend in the higher-priced categories. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 25 percent, with 616 in April 2008 compared to 494 in April 2007.<br /><br />Overall pending home sales for properties priced between $300,000 – $500,000 increased 18 percent year-to-date.<br /><br />Overall homes sales were 472 in April 2008 compared to 445 in April 2007, a six percent increase; overall homes sales less than $300,000 increased 62 percent with 238 in April 2008 compared to 147 the same month 2007.<br /><br />Single-family home sales increased 17 percent overall, with 202 in April 2008 compared to 172 in April 2007; single-family home sales in the less than $300,000 category saw a 177 percent increase with 72 in April 2008 compared to 26 in April 2007.<br /><br />Pending sales of single-family properties less than $300,000 were 131 in April 2008 compared to 30 in April 2007, a 337 percent increase.<br /><br />Overall condo sales decreased one percent, with 270 sales in April 2008 versus 273 sales in April 2007; however, pending condo sales increased six percent with 291 in April 2008 compared to 275 in April 2007.<br /><br />"These numbers confirm the momentum that has been building throughout 2008," noted John Steinwand of Naples Realty Services. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall pending home sales under $300,000 in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 69 percent, with 294 in March 2008 compared to 174 in March 2007.<br /><br />Overall homes sales were 388 in March 2008 compared to 440 in March 2007, a 12 percent decrease.<br /><br />Overall condo sales decreased slightly with 237 sold in March 2008 compared to 244 in March 2007; and condo sales under $300,000 increased 12 percent with 131 in March 2008 compared to 117 in March 2007.<br /><br />Single-family home sales decreased 23 percent overall, with 151 in March 2008 compared to 196 in March 2007, but sales in the less than $300,000 category saw a 33 percent increase with 56 in March 2008 compared to 42 in March 2007.<br /><br />The overall median sales price decreased 16 percent from the same month last year.<br /><br />"While the overall median sales price is still down, the gap is closing," said Phil Wood, president of John R. Wood Realtors, pointing out that median sale prices are gradually rising and increased 8.4 percent year-to-date in the $300,000-$500,000 category. The statistics are presented in chart format, along with the following analysis:<br /><br />Overall pending home sales in the greater Naples Area, which includes Naples Beach, North Naples, Central Naples, South Naples, East Naples, Immokalee and Ave Maria, increased 10.6 percent, with 513 in February 2008 compared to 464 in February 2007.<br /><br />Overall homes sales were 289 in February 2008 compared to 304 in February 2007, a 4.9 decrease.<br /><br />Overall condo sales increased 4.5 percent, with 162 sold in February 2008 compared to 155 in February 2007, and condo sales under $300,000 increased 36 percent with 83 in February 2008 compared to 61 in February 2007.<br /><br />Single-family home sales decreased 14.8 percent overall, with 127 in February 2008 and 149 in February 2007, but sales in the less than $300,000 category saw a 66.6 percent increase with 45 in February 2008 compared to 27 in February 2007.<br /><br />The overall median sales price decreased 14 percent from the same month last year.<br /><br />"There is tremendous activity in the low end of the market," said Jo Carter, president of Jo Carter & Associates, acknowledging that homes less than $300,000 is the best-selling category right now. "Properties that are priced realistically are being sold."<br /><br />Tom Bringardner, president of Premier Properties, predicts this activity will have a domino effect.
